For many first-time homebuyers, the biggest hurdle to homeownership is the down payment. Fortunately, there are programs designed to help—commonly known as Down Payment Assistance (DPA).
In Nebraska and Iowa, the best-known programs are from NIFA (Nebraska Investment Finance Authority) and IFA (Iowa Finance Authority). These programs offer great benefits but are based on household income—not just the income of the people applying for the loan. That means even if your roommate, partner, or parent isn’t on the loan, their income could still count against eligibility.
What many don’t realize: there are other DPA programs available that consider only the borrower’s income.
At Williams Mortgage, we have access to both NIFA/IFA and alternative DPA programs. This gives us the flexibility to help more buyers—including those who may have been told they don’t qualify due to household income.
Don’t let misinformation keep you from your dream of owning a home. Let’s talk through all your options.
